Short answer

Our commercial work is built around the compliance calendar as much as the plant. Knowing what you have, what you are obliged to do with it, and being able to evidence that it happened, is usually worth more than any individual repair.

What commercial clients actually need

  1. Compliance evidenced, not assumed. Being able to produce the current certificate for any asset within minutes, because that is what happens when an insurer, an auditor or a purchaser asks.
  2. Work that happens without chasing. A schedule we hold and execute, rather than a list you have to manage.
  3. Scheduling around the business. Kitchens between services, retail out of hours, schools in holidays, offices at weekends.
  4. Predictability, so the maintenance programme can be budgeted and, where relevant, recharged.
  5. Honest reporting, including the inconvenient findings, in writing.
  6. One point of contact who knows the site rather than starting from scratch each visit.

Technical competence is a given. What separates one contractor from another in commercial work is almost entirely administrative.

The obligations that apply to most commercial premises, and the ones most often missed:

F-Gas is the one almost nobody has right

Most facilities managers know about gas safety and legionella. Far fewer know their F-Gas leak check schedule, that the duty sits with them rather than their contractor, or that cellar cooling and display refrigeration count towards it. It is not obscure law – it is simply less well socialised. See F-Gas compliance.

Start with the asset survey

Before any contract, the first useful piece of work is establishing what you actually have.

  • Every relevant asset identified, located, photographed and recorded – make, model, serial, age, condition.
  • Refrigerant type and charge for anything with a refrigeration circuit, because those two figures determine your F-Gas obligations.
  • Statutory obligations mapped per asset, at the right frequency.
  • The current certificate position, including anything that has quietly expired.
  • Isolation points identified, and the valves proven – a great many commercial isolation valves have not been operated in fifteen years and will not close.
  • Responsibility established from the lease, rather than from custom, where the building is let.

A surprising number of commercial sites cannot say with confidence what plant they have, where it is, how old it is or what refrigerant is in it. That is a compliance problem before it is a maintenance problem, and the register is frequently the most immediately useful thing a contract produces. It is yours regardless of what happens next.

What we take on, and what we do not

Honest about scale, because over-promising in commercial work damages everybody.

A good fit

  • Single sites and small portfolios in Norfolk and across East Anglia.
  • Regional clients who want to deal with the people doing the work.
  • Rural and off-grid commercial premises, where oil-fired plant and bulk fuel storage are common and specialist attention is scarce.
  • Sites wanting their compliance position established and then held.
  • Fit-out and refurbishment mechanical packages of a proportionate size.

Not a good fit

  • National multi-site frameworks – we will say so rather than over-promise.
  • Below-ground drainage and collapsed clay pipework, which is a specialist trade.
  • Dental unit waterline management and other genuinely specialist regimes.
  • Anything requiring a third-party accreditation scheme we do not hold – tell us what your procurement needs at the outset.

Current insurance certificates and evidence of competence are available on request, and we would rather you asked than assumed.

The constraints differ enormously by sector, and each page sets out what that sector actually involves rather than repeating generic copy:

Questions we get asked about this

What area do you cover commercially?

Norfolk in full and further across East Anglia depending on the work. If you are at the edge of that, ask – we will tell you honestly whether we are the right people.

Can you work outside our operating hours?

Yes, and for most commercial clients it is the only practical option. Evenings, weekends, closed days and shutdown periods, depending on the sector.

Do you provide RAMS and insurance documents?

Yes. Risk assessments and method statements in advance where required, and current insurance certificates on request.

What if we do not know what plant we have?

Extremely common, and it is exactly what the asset survey is for. We record everything including the things nobody remembered, and the register is yours regardless of what happens next.

Do you hold a third-party contractor accreditation?

Not at present. The common schemes are effectively required by some procurement processes and we do not currently hold one, so tell us what yours requires at the outset – it is far better to establish that early than partway through a tender. Current insurance certificates and evidence of competence are available on request.

Can you take over from another contractor?

Yes. The first step is an independent asset survey and a review of the inherited records – and asking the outgoing contractor formally for the F-Gas logbooks before the relationship ends.
