Commercial washrooms need commercial-grade fittings, proper provision counts, accessible facilities, correct water temperature control and ventilation that actually works. The specification decisions that matter most are invisible: duty-rated valves, serviceability, and how the cubicles are fixed.
Specify for duty, not for appearance
The fastest way to produce a washroom that is a permanent maintenance liability is to fit domestic sanitaryware into a commercial setting. A tap cartridge rated for a family’s use will fail within months on a fitting operated three hundred times a day.
- Taps. Commercial-grade, and choose the type deliberately. Sensor taps reduce water use and contact but need power or batteries and a service regime. Non-concussive push taps are robust and cheap to maintain. Lever taps are simplest and best for accessibility.
- Flush valves and cisterns. Commercial flush mechanisms, and in high-use settings direct flush valves rather than cisterns, which cannot refill fast enough at peak.
- Urinals. Sensor or timed flush control is now effectively standard, because uncontrolled continuous flushing wastes a remarkable volume of water.
- Sanitaryware. Heavier ceramic, back-to-wall or wall-hung on a proper frame, with fixings into structure rather than into board.
- Cubicles. Commercial-grade laminate or solid grade laminate, with pilasters fixed to the floor and headrail. This is the single most common failure point in a cheap washroom refurbishment.
- Serviceability. Accessible isolation to every fitting, and access panels wherever there is a concealed cistern or valve. Somebody will need to get at it.
In a domestic bathroom, isolating the house for twenty minutes is an inconvenience. In a commercial washroom, it means closing the facility. Individual isolation valves, accessible and proven to work, turn a closure into a single cubicle being taped off.
Compliance and provision
Commercial washrooms sit within a set of requirements that a domestic bathroom does not.
Provision
Workplace regulations require suitable and sufficient sanitary conveniences and washing facilities, with guidance on numbers relative to occupancy, and requirements around separate facilities, ventilation, lighting and cleanliness. Building Regulations apply to the construction. Getting the counts right at design stage is considerably cheaper than discovering them at inspection.
Accessibility
Accessible provision is a design matter with specific requirements for space, transfer zones, rail positions, door opening direction, alarm provision and finishes. An accessible WC that is technically compliant but has the rails on the wrong side, or a door that opens inwards, is not usable – the same principle as accessible bathrooms in a home, with the addition that in commercial premises it is also a duty.
Water temperature
Stored hot water has to be hot enough to control legionella and delivered cool enough not to scald. That is resolved with thermostatic mixing valves at the point of use, set and then verified on a schedule. TMVs are a maintenance item, not a fit-and-forget item – see water hygiene and legionella.
Ventilation
Mechanical extract at the required rate, ducted to outside, with an overrun. The common failures are an undersized fan, a long flexible duct that sags and fills with condensate, and extract that discharges into a ceiling void rather than out of the building.
Refurbishing a washroom in a working building
Almost all commercial washroom work happens in an occupied building, and that constraint shapes everything.
- Survey and phasing planHow many facilities exist, what the minimum acceptable provision is during works, and whether temporary facilities are needed.
- Isolation provenBefore anything is committed to. Valves that have not moved in years frequently do not close.
- Strip out in phasesHalf the facility at a time where the provision allows, or the whole facility overnight and at weekends where it does not.
- First fixSupplies, wastes and soil connections set to the new layout, with isolation designed in.
- Walls, floors and IPSIntegrated panel systems give a clean finish and, importantly, give access to the pipework behind – which a fully tiled solution does not.
- Second fix and commissioningFittings installed, TMVs set and recorded, sensors commissioned, everything tested.
- HandoverAs-fitted information, TMV settings, and a maintenance schedule for the fittings chosen.
Water use, which adds up faster than people expect
A commercial washroom is a large water consumer, and the specification decisions have a direct and continuing cost.
- Uncontrolled urinal flushing is the single largest avoidable waste in most commercial washrooms. Sensor or timed control pays for itself quickly.
- Dual flush and reduced-volume cisterns are standard, but only work if the mechanism is maintained – a leaking flush valve on a commercial WC runs continuously and is rarely noticed.
- Sensor taps reduce run time substantially compared with lever taps left running.
- Flow restrictors on basin taps are unobtrusive and effective.
- In hard water, scale protection on the hot supply protects every fitting downstream – a genuine consideration in this county.
On a metered supply, a leaking commercial WC or a continuously flushing urinal is a recurring cost that nobody sees on a bill they do not scrutinise.

Questions we get asked about this
Can you keep the washrooms open during the work?
Usually in part – phasing half the facility at a time, or working overnight and at weekends. It depends on how many facilities the building has. Where provision would drop below acceptable levels, temporary facilities are the answer and we will say so at survey.
Sensor taps or lever taps?
Sensor taps reduce water use and contact but need power and a service regime. Lever taps are simplest, cheapest to maintain and best for accessibility. Non-concussive push taps sit between them. The right answer depends on the setting and on who maintains it.
Do we need an accessible WC?
Almost certainly, and it is both a Building Regulations matter and a duty under equality legislation. Getting the layout right – transfer space, rail positions, door direction – matters as much as having one at all.
What are TMVs and do we need them?
Thermostatic mixing valves blend stored hot water down to a safe outlet temperature, so water can be stored hot enough to control legionella without scalding users. In most commercial and all healthcare and education settings they are expected. They need periodic servicing and verification.
Why do commercial fittings cost more?
Because they are built for a duty cycle domestic fittings are not. The cost difference at installation is small against the cost of replacing failed domestic fittings repeatedly in a building where each failure closes a facility.
