Flues fail at joints, seals and terminals, frequently in concealed sections nobody can inspect. Where a flue runs through a void, inspection hatches are required so every joint can be verified – and their absence is itself a finding.
Why this matters more than it sounds
The flue is the only thing separating the products of combustion from the air you breathe. Everything else in a boiler has a failure mode you would notice; a flue has one you would not.
A room-sealed appliance draws its combustion air from outside and discharges through the same terminal assembly. If a joint in that assembly separates inside the building, combustion products enter the void and then the house – and because the appliance is still lighting and still heating, nothing tells you.
Where a flue runs through a ceiling, a riser or a boxed-in duct, its joints cannot be seen without access. The requirement is for hatches at intervals so every joint can be inspected. Appliances with inaccessible concealed flues can be classified At Risk until hatches are fitted – which is not an arbitrary rule, it is a response to how many separated flues were found in voids nobody could reach.
What fails, and where

Loft runs deserve specific mention. A flue crossing a loft is out of sight, subject to temperature cycling, sometimes disturbed by insulation work or storage, and frequently has the longest unsupported spans in the whole installation.
The signs
- Soot marks or staining on or near the boiler, or on a wall by the terminal.
- A smell of fumes when the appliance runs.
- Excessive condensation on windows when the boiler is on – water vapour is a combustion product.
- A carbon monoxide alarm sounding, which is the one to act on immediately.
- Headaches or nausea that improve when you leave the house, affecting more than one person – see gas safety warning signs.
- Visible damage or sagging where the flue is accessible.
- Water dripping from the flue inside the building.
- A boiler reporting fan or air pressure faults, which can indicate a flue obstruction.
Several of those have other explanations too. What they have in common is that none should be lived with.

A flue system is tested and certified as a complete assembly with the appliance. Fitting another manufacturer’s components into it – even where they physically connect – invalidates that. It is one of the more common improvisations we find on older work.
Inspection hatches
If your boiler’s flue disappears into a ceiling and there are no visible access panels, that is worth raising at your next service.
What is involved:
- Hatches at intervals so that every joint in the concealed run can be seen.
- Positioned to actually reveal the joints, not simply placed where convenient.
- Of an appropriate size for somebody to inspect through.
- Fitted properly – they are permanent access provision, not a hole with a board over it.
Retrofitting them into a finished ceiling is disruptive, which is why it is far better designed in at installation. Where it has not been, it still needs doing – and it is better dealt with as planned work than as a finding that takes the appliance out of use.

Questions we get asked about this
How do I know if my flue has a problem?
Frequently you cannot see it, which is the point – a separated joint in a void gives no sign from the room below. Soot marks, fume smells, excessive window condensation and a CO alarm are the indicators, and combustion analysis at service is the objective check.
My flue goes into the ceiling and there are no hatches.
Then the joints cannot be inspected. Inspection hatches are required for concealed flues, and their absence can result in the appliance being classified At Risk. Worth dealing with as planned work.
Can a section of flue be replaced, or does it all have to go?
Usually a section, using the same manufacturer’s components. Flue systems are type-tested as a complete assembly, so mixing manufacturers is not acceptable even where parts physically connect.
Can building work affect my flue?
Yes, and it is one of the more common ways a compliant installation becomes non-compliant. An extension, a conservatory, a new porch or even a fence can compromise terminal clearances without anybody touching the boiler.
Is a damaged flue dangerous?
It can be. A flue that is not containing combustion products is a carbon monoxide risk, and carbon monoxide has no smell, colour or taste. It is not something to leave until the next service.
Do I need a CO alarm?
Every property with a fuel-burning appliance should have a working, in-date one – and check the replace-by date on the casing, because the sensor has a finite life regardless of the battery.
