Power flushing circulates water at high velocity with a chemical cleaner to remove magnetite sludge from a heating system. It works well on a genuinely dirty system, and it does nothing at all for a system whose real problem is balancing, air or a failing pump.
What magnetite is and where it comes from
A sealed heating system holds the same water indefinitely. That water sits in contact with steel radiators, copper pipe, brass fittings and often aluminium heat exchangers. If there is oxygen in it, the steel corrodes, producing magnetite – a fine black iron oxide.
Magnetite is magnetic, abrasive and heavy. It settles in the bottom of radiators where flow is slowest, it accumulates in the narrow waterways of a heat exchanger, and it grinds away pump bearings. It is what you see when you bleed a radiator and get black water rather than clear.
Oxygen gets in through three routes: fresh water added to replace losses, small leaks drawing air in on the suction side of the pump, and permeation through certain plastic pipe that lacks an oxygen barrier. The first is by far the most common, which is why a system that is repeatedly topped up is a system that is corroding.
Does your system actually need flushing?
Honest diagnosis first, because a flush on a system that does not need one is money spent for nothing.

Drain a little water from a radiator into a clear jar and hold a magnet against the outside. If black particles gather at the magnet, that is magnetite and the system is dirty. It costs nothing and it gives you an actual answer rather than somebody’s opinion.
Power flush, chemical flush, or neither
Chemical clean
A cleaner is dosed into the system and the heating run normally for a period – typically days to weeks – then the system is drained, flushed and refilled with inhibitor. It is inexpensive, non-disruptive, and effective on light to moderate fouling. For a system that is dirty but not badly blocked, it is frequently sufficient and it is what we would recommend first.
Power flush
A pumping unit is connected to the system and circulates water at high velocity, with flow reversal and radiator-by-radiator isolation, plus chemicals and usually a magnetic filter on the flush unit. The velocity is what lifts settled sludge that a chemical clean alone will not shift. It takes most of a day on an average house and it is the right answer for a genuinely blocked system.
Neither
If the real problem is balancing, air, a seized valve, a failing pump or an undersized radiator, flushing will change nothing and you will have paid for a day’s work that did not address the fault. This is the outcome we most want to avoid, and it is why we diagnose before quoting.

Making it stick
A flush is not permanent. What determines whether the system stays clean is what happens afterwards.
- Inhibitor, correctly dosed and checked periodically. It depletes. A system flushed and then left without inhibitor will be dirty again within a few years.
- A magnetic filter, serviced annually. It catches magnetite as it forms, which is far better than letting it settle in radiators.
- Fix any leak. Every top-up introduces oxygen. A system that needs regular repressurising will keep corroding no matter how often it is flushed.
- Check for air ingress on the pump suction side, and make sure automatic air vents are working.
- Use barrier pipe for any new plastic runs, particularly in underfloor heating.

Questions we get asked about this
How do I know if my system needs flushing?
Cold spots at the bottoms of radiators and black water when you bleed are the two reliable signs. The magnet test on a jar of system water confirms it. If neither applies, the problem is probably something else.
Is a power flush worth it?
On a genuinely sludged system, yes – it restores radiator output and protects the boiler. On a system whose real problem is balancing or air, no, and you should not be sold one.
Can power flushing damage my system?
On old, corroded pipework it can occasionally reveal existing weaknesses – a radiator that was only being held together by the corrosion inside it may start to weep afterwards. That is the flush finding a problem rather than creating one, but it is worth knowing before you start, and we will tell you if your system looks like a candidate.
Do I need one before a new boiler?
Manufacturers require the system to be cleaned to BS 7593 before a new boiler is fitted, and they will decline warranty claims on a heat exchanger fouled by system debris. Whether that clean needs to be a full power flush or a chemical clean depends on how dirty the system actually is.
How long does it take?
Most of a working day for an average house. Larger systems, or very heavily sludged ones, take longer – and we would rather tell you that at the start than rush it.
Will a magnetic filter mean I never need flushing again?
It substantially reduces the chance, because it removes magnetite as it forms rather than letting it settle. It only works if it is emptied at every service – a full filter catches nothing.
