The safety guides come first
Do not touch electrical switches. Open doors and windows, turn the supply off at the meter if you can reach it safely, get everyone out, and call the National Gas Emergency Service on 0800 111 999 from outside. They attend free and they will make it safe. Do not call us first.

Choosing and replacing
A boiler replacement is the largest single purchase most households make for their heating, and the quotes vary far more than the boilers do. The variation is usually in what is excluded.
The things that separate quotes, in rough order of how often they are the hidden difference:
- Whether the gas supply pipe was measured rather than assumed. A new boiler with a higher input on an undersized supply will underperform and can be unsafe. Gas supply and pipe sizing covers the check most quotes skip.
- Whether the system is being cleaned before a new boiler goes on it, and what is being fitted to keep it clean. Debris from an old system is the fastest way to wreck a new heat exchanger.
- What Boiler Plus items are included – the regulations require specific measures alongside a new boiler in England, and they are frequently quoted as extras.
- Whether the flue route is achievable or involves work nobody has priced.
- Whether the controls are being replaced, and with what.
- Whether the condensate can drain internally or needs an external run that will freeze.
- Combi, system or regular – matched to the house and how it is used, not to a sales preference.

Living with one
Most of what goes wrong with a gas boiler is not the boiler. It is the system around it, the controls, or the pressure.

What should I do if I smell gas?

Why do boiler quotes vary so much?
Usually in what is excluded – gas pipe sizing, system cleaning, Boiler Plus items, flue work and controls. The boiler itself is the smaller part of the variation.
Does a new boiler have to have extra controls fitted?
In England, Boiler Plus requires specific measures alongside a new boiler. They are frequently quoted as optional extras when they are not optional.
My boiler pressure keeps dropping.
Something is losing water, or the expansion vessel has failed. Repeatedly topping it up hides the fault and adds fresh oxygenated water, which accelerates corrosion.
Do I need a carbon monoxide alarm?
Yes. CO has no smell and no colour, the symptoms get mistaken for flu, and an audible alarm to current standard is the only thing that will tell you.
Is a CP12 the same as a boiler service?
No, and this catches landlords out. A gas safety check assesses safety; a service is maintenance. They are frequently done at the same visit but they are not the same thing.
