Moving a boiler: what changes, and what it costs you in disruption

Everything that moves with a boiler - flue, condensate, gas supply, electrics, pipework - and what determines whether a position is possible.

Short answer

The flue terminal position determines viability. Beyond that, the condensate route, gas supply sizing, electrical supply, and heating and hot water pipework all have to reach the new location – and each has its own requirements.

Why people move boilers

  • To free a kitchen cupboard, which is the most common reason.
  • Out of a bedroom or living space, for noise.
  • Into a garage or utility, away from living areas.
  • As part of a kitchen refit, where the new layout leaves no room.
  • To shorten hot water runs on a combi, reducing the wait at the tap.
  • Out of a loft, where access and freezing are problems.
  • Into a loft, to free space below – which brings its own issues.

All are legitimate. The question is whether the destination works, and that is settled by the flue.

The flue decides it

The new position needs a compliant flue terminal position, and the flue run between boiler and terminal has to be within the appliance’s limits.

  1. Terminal clearances from openings, boundaries, corners, eaves, ground level and other terminals. See flue positions.
  2. Maximum flue length, which every appliance specifies and which each bend reduces.
  3. Route. A flue has to physically get from the boiler to the terminal, through whatever structure is in the way.
  4. Concealed sections need inspection hatches so every joint can be verified.
  5. Plume, and where it goes at the new terminal.
  6. Roof terminals as an alternative, with their own clearances and their own cost.

So the survey sequence is: identify the possible terminal positions, check the flue route from each candidate boiler position, and only then decide. It is entirely possible for a position that looks ideal to be ruled out by a window two metres away.

What else moves with it

Service What it involves
Condensate A route to a drain. Internal termination wherever possible; external runs need the larger size, insulation and generous fall
Gas supply A run to the new position, sized for the appliance. A longer run may need upsizing – see gas supply and pipe sizing
Electrical supply A fused spur at the new position, plus any controls wiring
Heating flow and return Pipework from the new position to the existing system, and it needs to be adequately sized
Mains cold, on a combi A cold feed of adequate size to the new position
Hot water out, on a combi A run from the new position to the existing hot distribution
Controls Thermostat and programmer wiring, or a wireless receiver
Making good The old position needs the pipework removing and the wall and any flue hole making good

The heating pipework is the one people underestimate. Connecting a boiler in a new location to an existing system means running flow and return, and where those runs have to cross the house under floors, that is the largest part of the job.

The awkward positions

Lofts

A boiler in a loft frees space below and brings real problems. It needs a proper boarded area, fixed access, lighting, a guard rail in some circumstances, and frost protection – because a loft is cold and a boiler full of water in an unheated loft is a freezing risk. Condensate routing from a loft is awkward, and everything about servicing it is harder. It is done, and it is worth being clear-eyed about.

Garages

Frequently a good answer – space, easy flue route, noise away from the house. The considerations are frost protection in an unheated garage, the condensate route, and that a garage boiler will get less attention because nobody walks past it.

Bathrooms

Possible, with electrical zone requirements determining what can go where, and the appliance needing to be room-sealed. It is more constrained than most positions.

Bedrooms and living rooms

Possible for room-sealed appliances, with requirements around safety devices. Noise is the practical objection rather than the regulatory one.

Cupboards

Fine, with adequate clearances all round for servicing and ventilation as the manufacturer requires. The common mistake is a cupboard that just fits the boiler, leaving no room to work on it – which means it gets serviced badly for the rest of its life.

Doing it as part of a replacement

If the boiler is being replaced anyway, moving it at the same time is far more economical than as a standalone job – the appliance is coming off the wall regardless, and much of the pipework is being disturbed.

Conversely, moving a boiler that has years of life left is an expensive way to gain a cupboard. It is worth weighing how long the existing appliance has, because doing both together saves a substantial part of the cost.

Ask about it at survey, early

If you are getting quotes for a replacement and you have ever wanted the boiler somewhere else, raise it at survey. It is the cheapest moment it will ever be, and it changes the quote in a way that is much easier to price before work starts than after.

Can I move my boiler anywhere?

Only where a compliant flue terminal position exists and the flue route is within the appliance’s limits. Condensate, gas supply, electrics and heating pipework all have to reach it too, but the flue is what usually decides.

Is it cheaper to move it when replacing it?

Considerably. The appliance is coming off the wall anyway and much of the pipework is being disturbed. Moving a healthy boiler as a standalone job is an expensive way to gain a cupboard.

Can a boiler go in a loft?

Yes, with proper boarding, fixed access, lighting, frost protection and a workable condensate route. It frees space below and makes everything about servicing harder.

Can a boiler go in a bedroom?

A room-sealed appliance can, with the appropriate safety provisions. The practical objection is usually noise rather than regulation.

What is the most expensive part of moving a boiler?

Usually the heating flow and return pipework to the new position, particularly where it has to cross the house under floors. The flue is what decides feasibility; the pipework is what decides cost.

Will I need a bigger gas pipe if it moves further from the meter?

Possibly. A longer run increases the pressure drop, so it needs checking against the permissible figure. It is a measurement rather than an assumption.
