Frozen condensate pipes: why it happens and how to stop it recurring

The commonest cold-snap call-out. The boiler locks out because it cannot drain. Often fixable in minutes, and preventable properly.

Short answer

A condensing boiler produces acidic condensate that must drain away. If the external section of that pipe freezes, the boiler detects that it cannot drain and shuts down to protect itself. Thawing it restores operation; the permanent fix is rerouting or upsizing the pipe.

Why condensing boilers have this pipe at all

A condensing boiler extracts more energy from the fuel than a conventional one by cooling the flue gases far enough that the water vapour in them condenses back to liquid. That released latent heat is the efficiency gain, and it is the whole point of the design.

The by-product is liquid water, and because it has passed through combustion products it is mildly acidic. It has to be drained away, which is what the condensate pipe is for – typically a small-bore plastic pipe running from the bottom of the boiler to a drain, a soil stack, or occasionally a soakaway.

The problem is the combination: a small-bore pipe carrying a slow trickle of water intermittently, frequently run outside because that was the convenient route, in freezing weather. The water in it is not moving most of the time, and a small volume of still water in a thin pipe freezes readily.

What happens when it freezes

Modern boilers detect the blockage – either through a level sensor in the condensate trap or by the trap backing up into the appliance – and shut down rather than allowing acidic condensate to overflow inside the boiler.

The symptoms are recognisable:

  • The boiler stops during or just after a cold night.
  • A specific fault code is displayed. Many manufacturers have a dedicated code for condensate blockage.
  • There may be a gurgling or bubbling sound from the boiler as it tries to drain.
  • The external condensate pipe is cold to the touch and may be visibly frosted.
  • It has happened before, in similar weather.

The appliance is working exactly as designed. It is refusing to run because it cannot dispose of its condensate safely. Once the pipe is clear, it will restart and run normally. It is worth knowing this before calling anybody, because a great many of these calls are resolved by the householder in ten minutes.

Thawing it safely

  1. Find the external sectionA small plastic pipe, usually white or grey, emerging low from the boiler and running down an outside wall to a drain or gully.
  2. Find the likely freezing pointUsually the lowest point, an elbow, a long horizontal run, or where it terminates. Bends and terminations freeze first.
  3. Apply warm waterNot boiling. Pour warm water over the pipe along its length, concentrating on bends and the end. A hot water bottle or a warm cloth wrapped around it also works and is gentler.
  4. Be patientIt may take several applications. Rushing it with boiling water risks cracking the plastic and simply refreezes into a worse blockage on a cold enough day.
  5. Reset the boilerOnce the pipe is clear it should restart and run.
  6. Watch that it drainsYou should see condensate discharging from the end of the pipe as the boiler runs.

If it refreezes the following night, you have a design problem rather than a weather problem, and it is worth fixing properly rather than thawing it every cold morning.

The permanent fixes, in order of preference

  1. Reroute it internally. By far the best answer. A condensate pipe terminating into an internal soil stack or an internal waste has nothing to freeze. Where the building allows it, this removes the problem entirely and permanently.
  2. Increase the pipe diameter. A larger bore holds more water for the same length and takes significantly longer to freeze. Guidance for external runs specifies a larger minimum size than for internal runs precisely for this reason, and a great many existing installations were run in the smaller size throughout.
  3. Shorten the external run. Every metre outside is a metre that can freeze. Bring the pipe through the wall as close to the termination as possible.
  4. Insulate it properly. External-grade waterproof insulation, continuous, with no gaps at bends or the termination. Ordinary foam lagging degrades in sunlight and is largely useless after a couple of years.
  5. Improve the fall. A continuous, generous fall means the pipe drains rather than holding standing water. Sags and near-horizontal runs are where ice forms.
  6. Terminate sensibly. Into a gully below the grating rather than above it, or with a proper termination – an open pipe end in cold air is the first thing to ice up.
  7. Trace heating, as a last resort where nothing else is possible. It works, and it needs a power supply and it can fail.

Most installations that freeze repeatedly have two or three of these problems at once – a small pipe, run a long way outside, with poor fall and no insulation.

If it is a recurring problem

A boiler that shuts down every cold snap is not something to live with. Each occurrence is a house without heating, usually on the coldest day, and frequently when somebody vulnerable is in it.

It is also worth knowing that a frozen condensate is occasionally a symptom rather than the whole story – a pipe that freezes unusually easily sometimes has a partial blockage from the acidic sludge that accumulates in condensate systems over years, which reduces the effective bore. Flushing the condensate trap and pipe is part of a proper service.

Questions we get asked about this

Can I pour boiling water on it?

Warm water is better. Boiling water can crack cold plastic and, on a very cold day, refreezes into a worse blockage. Warm, patient and repeated works more reliably.

Will my boiler be damaged?

No. It shut down precisely to avoid damage. Once the pipe is clear it will run normally.

Why does it only happen to my boiler and not my neighbour’s?

Almost certainly the pipe route. A boiler with an internal condensate termination will never do this, and one with a long, thin, poorly insulated external run will do it every winter.

Is it a fault with the installation?

Frequently, yes – in the sense that a long external run in the smaller pipe size with no insulation is not good practice, even where it met the requirements at the time. It is fixable.

Does this affect oil boilers as well as gas?

Yes. Any condensing appliance produces condensate, and modern oil boilers are condensing. The problem and the fixes are identical.

Can the pipe just go into a soakaway?

It is one permitted arrangement, done to the manufacturer’s requirements with a suitable purpose-made soakaway – condensate is acidic and should not simply be discharged onto the ground or into a flower bed.
